Buying a property in Bulgaria

o Reservation fee of £500
o 10% Purchase deposit upon signing of the preliminary contract - reservation fee returned
o 25% First Stage Payment upon commencement of foundations
o 45% Second Stage upon fitting of the roof
o 20% at completion

o Choose your ideal property. You can do this by browsing through this site and by calling our friendly team on 0800 1077 215 to discuss your requirements.

o Once you have chosen the ideal property for you, call us to confirm its availability and take the property immediately off the market. Each property is reserved upon payment of a deposit of £500.

o You will receive confirmation of your property reservation including details of Bulgarian lawyers you may wish to use and details of how to make the most of your currency exchange. The villa is now reserved in your name whilst your preliminary purchase contracts are prepared.

o You will receive a copy of your contract electronically. Once you have advised us that you are happy with your contract, 2 signed copies will be sent to you by courier.

o Sign both copies and return one directly. Make the first instalment payment at this time.
 
o Throughout the construction of your property, you will be informed regularly of progress and advised in advance of due payments.

o Upon completion of your property you must come to Bulgaria to sign the Notary Deed (or if you prefer not to travel this can be arranged through a power of attorney). The property is now registered in your name.

o Some tax registrations are required at the local municipality immediately after purchase. One of our local representatives will be happy to accompany you. Your property is now ready for letting or moving in.
